Maintenance Manager

 

Salary Range: $63,000-$67,000 Commensurate with Experience, plus Incentive Bonus Potential

Work Modality: In Office / On Site 

Schedule: Full-time; Days, Evenings & Weekends as needed

Location: Columbus, Ohio at The Ohio State University (OSU)

Position Summary 

The Maintenance Manager will oversee all maintenance related procedures and activities within the company as well as lead a team of technicians. Maintenance, as a department, will assist with the ongoing mechanical and repair needs of all properties.  

 

The Maintenance Manager oversees the maintenance operations of CampusParc at The Ohio State University under the direction of the Senior Operations Manager and/or the Director of Operations to ensure 24/7 professional maintenance management through the implementation of procedures and preventive maintenance to equipment. The Maintenance Manager will support the needs of the operational teams throughout their assigned location at The Ohio State University. 

 

Essential Duties and Responsibilities 

  • Manage Maintenance Technician staff, including scheduling, assignments, payroll processing, coaching, and staff development.
    • Schedule, hire and train new technicians.
    • Host team huddles and safety meetings, as needed.
  • Coordinate with the contracted cleaning staff to ensure compliance with university standards within parking garages and surface lots.
  • Oversee snow removal operations; include operating specific snow removal equipment and coordinating schedules with multiple vendors.
  • Coordinate with authorities and management for inspections and maintenance of structures, fixtures, fire, security and other systems.
  • Responsible for preventative maintenance and the safety and security of company equipment. 
    • Oversee painting of all areas of the facility as directed by the Sr. Operations Manager and Director of Operations to ensure that all painted surfaces such as poles, signs, doors, walls, curbs, islands, gates, etc. are properly maintained and look neat and clean.
    • Inspect garages and surface lots to note and correct any maintenance problems, in accordance with the Concession Agreement. This includes lighting audits, signage, parking blocks, landscaping, etc.
    • Coordinate the collection and delivery of winter supplies, sand, salt, fuel, power equipment, vehicles, etc.
    • Maintain an inventory of all signs, tools, and janitorial supplies and submit requests to re-stock supplies as needed.
    • Manage the operation of automatic sweepers, scrubbers, outdoor equipment (such as weed eater), lawnmowers, or other electrical tools to repair or construct items, as applicable.
    • Coordinate with window cleaning and elevator service providers (where applicable) to schedule and oversee annual interior and exterior window cleaning.
    • Contract with a certified plumbing and drainage service provider to schedule and oversee annual garage drainage inspection and flush.
    • Contract with a certified HVAC service provider to schedule and oversee the biannual (Autumn and Spring) HVAC inspections and preventative maintenance services.
    • Oversee annual garage winterization (drain and blow out standpipes, turn off water supplies, verify elevator heaters are operational).
    • Oversee vehicle fleet, including servicing, fuel and maintenance cost tracking, and reporting.
  • Report any known accidents or violations of Company policy, safety hazards or any unusual occurrence to the local manager in a timely manner.
  • Coordination with the university, operations, and communications is required.
  • Additional duties as assigned.

 

Non-Essential Duties and Responsibilities 

  • May be asked by local management to complete maintenance tasks according to the company’s maintenance checklists. 
  • Other special projects assigned by location management. 

 

Minimum Job Qualifications 

  • High school degree or GED equivalent required. A college degree or equivalent work experience is preferred.
  • Ability to read, comprehend, and communicate effectively both verbally and through written correspondence at all levels of the organization.
  • You are at least 20 years old.
  • Must have a valid DMV driver’s license, for at least 3 years. 
  • Ability to multi-task and work in a fast-paced environment both independently and as a team.
  • 3-5 years in Management role.
  • 3-5 years facility or equipment maintenance experience.
  • Knowledge of Excel, Word, and General Microsoft Office Applications.
  • Knowledge of Facility Management software such as CMS is highly desired.
  • Parking industry experience is preferred but not required.
  • Ability to seek improvement and create an environment of idea sharing and creative problem solving.
  • Ability to be approachable, encourage teamwork and facilitate coaching conversations with employees and managers.
  • Ability to interpret policies, procedures, and standard business practices.
  • Ability to work flexible hours, including nights, weekends, and holidays when needed.

  • Ability to lift, push and pull at least 25 pounds.
  • Ability bend, stoop, squat and lift frequently throughout a shift.

 

Work Environment: The employee may be subjected to weather conditions prevalent at the time. The employee is regularly exposed to fumes and airborne particles. The noise level in this work environment can range from minimal to moderate.
